Originally constructed in 1954 and renovated in 1976 and 1987, this 13+ acre site includes two buildings: Building A is a four story 62,404 square foot nursing facility and Building B is an attached two story 40,483 square foot elder care/nursing facility. The property includes 99 reserved parking spots, abuts freight rail line, and is surrounded by multiple uses of regional health and retail, offering a distinct presence and ambiance with green space overlooking the Valley and Connecticut River.
The property is zoned RO (Multi-family residence professional offices) and proposed uses include multifamily, nursing home, medical offices, professional offices, or hospital. Both buildings are serviced by HVAC system, electric service, and city sewer/water. Underground storage for diesel fuel is also available to be used for backup emergency generator.
Due to regional capacity constraints, the Holyoke Gas & Electric Department is currently unable to accommodate new requests for natural gas service. Certain commercial and industrial requests may be accommodated depending on the specific load profile, and the ability for those new customers to utilize dual fuel during peak periods, on HG&E’s interruptible rate. Any new service requests, if granted, would be interrupted during peak usage periods.
